Louis Dumont

Louis Dumont practices his profession in the areas of corporate finance, real estate law, condo law and the law of sureties. He holds a Masters degree in business administration (M.B.A) from HÉC.

He has given a few lectures at the request of certain canadian financial institutions, including insurers.

Me Dumont has over twenty years of experience and his clients include major institutional lenders and private real estate developers.

Laurent-Philippe Marcil

Laurent-Philippe Marcil is a notary in the financing and real estate law group of the firm.

Mtre Marcil acts in real estate and asset financing files, in addition to drawing and receiving contracts in residential and commercial real estate transactions.

Me Marcil acts notably on behalf of financial institutions and entrepreneurs working in the fields of multi-residential, commercial and industrial real estate and advises his clients on the examination of real estate titles.

Me Marcil is a member of the Chambre des notaires du Québec. Mtre Marcil has obtained, in 2012, the accreditation required to execute non-contentious proceedings before a notary.

Christine Lutfy

Christine Lutfy is a notary in the co-ownership law group of the firm.

In her practice, Mtre Lutfy advises and receives individuals and corporations in the implementation of divided and undivided co-ownerships projects. She also assists directors and co-owners in the interpretation of their declaration of co-ownership and indivision agreement.

Mtre Lutfy offers various services to syndicates. On one hand, she collaborates with syndicates who wish to modify their declaration of co-ownership. Her services in this matter include the preparation and reception of acts of rewrite and merger. On the other hand, she assists syndicates who need to rectify the way their co-ownership is managed or who wish to end their co-ownership.

She can also act as a trustee appointed by a syndicate for insurance purposes.

Mtre Lutfy has given many lectures more particularly on the different steps and documents required during a real estate transaction, the rewriting of declarations of co-ownerships and the management of co-ownership properties.

She also offers support services to her fellow notaries who wish to discuss their particular co-ownership files.

Karelle Tardif Boutin

Karelle Tardif Boutin is a member of the firm’s real estate and co-ownership law notarial team. In her practice, Me Tardif Boutin counsels natural and legal persons in a wide scope of real estate transactions.

She regularly participates in the preparation, the drafting and execution of deeds of sale, of suretyship and of residential and commercial hypothecs. She is often the acting notary for the transfer of new condo units for several major real estate projects.

She notably participated in the deliveries of the condominiums at the Tour des Canadiens 2, Boisé Notre-Dame, Ateliers Castelnau, NOCA, MV4 and SAX sur le fleuve. She supports the entrepreneurs in the drafting of purchase offers and in due diligence of their real estate acquisitions.

Benefiting from her experience in the traditional fields of notarial law, she assists clients in all real estate matters.

Serge Allard

Today retired from the practice of notarial law, Serge Allard was a notary for 47 years. During his career, he served as a lecturer or professor in the undergraduate and graduate programs at Laval University, the University of Sherbrooke, the University of Quebec in Montreal, and the University of Montreal, as well as in the continuing education programs of the Quebec Bar and the Chamber of Notaries of Quebec. He taught civil law and condominium law for over 25 years, delivered conferences in the Netherlands, Morocco, Belgium, and France, and published more than fifty articles and draft deeds in professional and academic journals and collections.

As a notary or legal advisor, he was involved in the establishment of hundreds of condominiums, including several large-scale integrated projects, such as: Le Faubourg Boisbriand, Les Résidences du Ritz Carlton, Les Sommets sur le Fleuve, L’Héritage du Vieux-Port, Le Solano, Le Vistal, Le Parc Angus, Le Square Angus, Le Unity, Les Lofts Redpath, Le Royal St-Martin, Faubourg Québec, Les Résidences du Boisé Notre-Dame, Le Boisé Notre-Dame-Prestige, Le Bourg du Vieux, La Biscuiterie, Le Carré Notre-Dame, Le Square Quartier, Le Nouvel Europa, Les Jardins Versailles, Les Jardins des Vosges, La Tour des Canadiens I, II, and III, La Maison de la Danse – Wilder, Le Onze de la Gare, Arbora, Zuni, Oro, Yul, Cohabitât Québec, Évolo, Le Carré de la Montagne, La Gare Viger, Copropriétés Myx, and Le Complexe Les Ailes de la Mode.

He created the phased condominium method, using the procedure of concurrent condominium declarations, published in the *Répertoire de droit/Nouvelle Série* of the Chamber of Notaries of Quebec in 1996. This method is now widely applied and was the subject of his 2014 publication, *Droit et pratique de la copropriété par phases*.

On October 28, 2011, the Chamber of Notaries of Quebec awarded him its Medal of Honor and the title of Notary Emeritus to recognize his outstanding career in teaching, research, and the practice of condominium law.

Now retired and an honorary notary, he serves as a trainer and mentor for young professionals at the firm.

Jean-Sébastien Élie

Me Jean-Sébastien Élie specializes in co-ownership law. In the course of his practice, he serves a diverse clientele with varied needs.

Me Élie advises developers of new real estate projects on the implementation of co-ownership according to the specificities of each project; he works with the other professionals involved in the project and prepares all the necessary legal documents, such as the model preliminary contract and the declaration of co-ownership.

Accustomed to working with syndicates of co-ownership, Me Élie prepares amendment acts and the rewriting of declarations of co-ownership and participates in information meetings with co-owners. He also dissolves and merges syndicates.

Me Élie also serves individuals by preparing undivided co-ownership agreements and by converting small buildings into divided co-ownership.

He also offers many services in general real estate law, such as the establishment of servitudes and the drafting of legal opinions on title examinations.

Jacynthe Garant-Aubry

Jacynthe Garant-Aubry works in the commercial financing and real estate law team of the firm.

Within the framework of her practice, Me Garant-Aubry represents various private lenders and financial institutions, mainly in matters of movable and real estate financing, whether in multi-residential, commercial or industrial matters.

In addition to setting up real estate and movable guarantees, Me Garant-Aubry also drafts and receives various acts during residential and commercial real estate transactions.

In 2014, Me Garant-Aubry obtained her accreditation in execution of non-contentious procedures before a notary.

Dominique Marcoux

Dominique Marcoux

Dominique Marcoux practices real estate law in the firm notarial and co-ownership law team.

Holding a bachelor degree in law and a master degree in notarial law from the University of Sherbrooke, Mtre Marcoux has been practicing in the residential and commercial real estate field for several years. He is also experimented in the traditional areas of notarial law and is thus a valuable asset within the firm.

He is active mainly in real estate law with a specialty in the domain of in real estate financing and of divided and undivided co-ownership. He thus drafts deeds, contracts, legal opinions, and participates in the preparation and delivery of new co-ownership units built by our major real estate developer-clients.

He also acts as a legal advisor to his clients seeking sound legal solutions.

Xiao Yi Yuan

Xiao Yi works within the firm’s financing team. She joined the firm after completing an internship at a general practice notarial office.

In her practice, she represents various lenders in the establishment of both personal and real estate securities in commercial and multi-residential matters.

Xiao Yi holds a Master’s degree in Notarial Law from the University of Montreal and was admitted to the profession of notary in 2024.
